The driving force of our factoring service, like every other aspect of X714 is to provide the best possible value for our clients.

That applies to the routine maintenance service that is part of the basic factoring agreement that tenants sign when they buy their flats.

It also applies when we as Factors have to commission communal repairs on behalf of all the tenants in a property.

The X714 property division is also committed to fully involving tenants in decisions about communal repairs or any other exceptional items of expenditure outwith their standard agreement.

What’s included

The X714 property Factoring Agreement covers routine maintenance of communal areas both internal and external.

That covers tasks like organising regular cleaning of communal stair and passageways, replacing bulbs in access areas, washing common windows and taking responsibility for ensuring door entry systems are regularly maintained and in good working order.

Where communal properties have shared grounds, such as gardens, patios lawns or flowerbeds we take responsibility for their ongoing maintenance.

We also ensure that any vandalism, graffiti or other damage which could affect the value of the property is dealt with quickly and efficiently.

In some cases we deal with these issues from our own resources. In others we bring in contractors or other service providers with the appropriate expertise.

In all cases we put ourselves in the position of the tenants, shopping around t to make sure that any services we have to commission represent best value in terms of price, quality of service, and reliability.

These values are particularly relevant where we have to commission communal repairs to a property.

Our policy is to ensure that the tenants have a full say in the final decision of how to proceed. This is normally achieved by means of a meeting with the tenants which we organise, take the minutes, and generally strive to make sure that everyone is fully involved in the process.
